We personally like to target business traffic, and people who are coming to area for a purpose that is related to family or work, so we make a lot of accomodations for kids e.g. putting up a tent from Ikea and colorful foam mats. 

I’m looking to buy an undermarket 4plex with hard money/private financing and am strapped for down payment at moment as I’ve spent most of my capital on rental remodels/deals.

I can't believe the number of young tenants that crank the heat to 76 and then sit around in shorts and spaghetti-strap tank tops!

Since I wasn't there, I didn't know that touch up paint needed to be done or the bath mat looked all worn and tattered and should have been replaced 4 months ago.

Is it strapped down to survive high winds?

They seem to be financially strapped, which might explain moving from home ownership to renting.
