There would even be better margin to account for property management to watch the properties if your children don't want to.To summarize, I don't think appreciation on your "war zone" properties will make you wealthy.

We performed very well for them, but as I stated previously they have experience with us in the first lien position.To make up for the increased risk, I had also considered adding points, increasing the interest or even cutting them in on a small percentage of the profits in addition to any interest.I just want to do right by them as they have already told us they are in for more deals, but I was thinking that we couldn't be the first ones to ever be in this situation and was wondering if there was anything that was sort of the standard.We can provide the cash ourselves, and maybe we should, but I have the cost of funds figured into the deal and we still come out incredibly well on margin, so the preference is just to pay for the use of someone else's money.

It's a bit confusing to me, their margins are very very small and I feel as though if they mess up on purchasing one or two deals then that will wipe out about 10 of their other deals.

It's a tough market but there are still some great deals to be had in today's market.Until last year we were relying solely on buying from MLS, foreclosure auction and other wholesalers but starting this year we started doing our own marketing and got really focused in Q2 and we are on track to have our best year ever in 2018.Not only will we do more deals this year but the margins on our deals have gone up as well.
