I am sure there are other variables like insurance etc that you would need to investigate as well.Hope this helps a little! 

Aloha,Old, and really old homes or multi-family properties have similar critical areas to either closely investigate, or plan on major, if not complete, removal and replacement. 

Triply so since it's owner-occupied (which was a condition of the first time home buyer program, so even if you told a new lender that's not true, as a private lender I wouldn't touch that with a 100' pole).You're almost certainly going to have to find a way to pay for the home improvement out of pocket; your equity is completely tapped out and you'll need to investigate alternative ways to fund the improvements such as starting/expanding a side hustle, getting unsecured loans from family or friends if available, etc.

So I saw no reason to investigate that further.

Might be worth your time to investigate.

Short of hiring a private investigator (of course not!)

I will keep investigating!

Operations manager for that location gets the notification, reaches out to the tenant and either goes to investigate the issue or sends a repair man to the unit.
