I mean, if you want to do it right and have great internet, furniture, certainly comfortable chairs, and build-out for conference room option, private office options, kitchen area, proper technology, etc. 

I think that is too high for 100 items (some of it is large like a mattress, dresser, chairs)...I am looking for someone local at this point to trash out and I can provide a dumpster for around $500.Thanks for sharing your experience.

First tenant stayed 7 years and only moved because his wife  needed a more accessible home (wheel chair) they actually moved into another of our homes.

The lower units are wheel chair accesible. 

Easy Chair investors are definitely common, but Newbie landlords might simply be looking for that additional support behind their interactions with tenants and not know any better.  

On our current (large) rehab, I got high speed internet installed on the property right after purchasing it and setup a desk and chair as an onsite office.  

Ensure your contract covers the transfer of all assets, list personal assets, trade marks, rents, receivables, contracts pending, labor contacts, sales materials, signs, desks and chairs as well as all appliances, assign a value to personal property for depreciation.

It was an interesting meeting.The room was pretty full, and I found a chair at the end, almost next to the speaker.The speaker represented a collections company for landlords.

These loans are a bit more tricky than conventional loans and one of the few emails I got made me jumped off my chair...

In particular thinking of kitchen chairs scuffing and such.
