You end up reading on posts and topics you never would have otherwise uncovered and can learn so much.2) You can reach people just by hitting their alerts.

There are many hairy deals with hidden gems that you get paid well to uncover and give them haircuts.

Just harder to uncover and tougher to get.

I will be taking your advice of direct marketing myself to uncover my own deals as well as to sell them to other investors.    

A con to consider, and this is an important one... is whatever rehab you are doing is most likely going to uncover more things to fix because the age and wear on many of the homes.

Its not at all uncommon, especially when using forms that have been standardized by a state Association of Realtors, for the inspection contingency to require Buyer to at least give the Seller the option of fixing issues that are uncovered (as opposed to a Unilateral Right to Terminate, which can also be written into a contract).
