First determine what type of syndication you want to invest in.

If this is the case, once their attorney reviews the lease and explains that they are indeed responsible for repairs, you could help out, if they don't have the money, and offer to pay for the repairs in exchange for a lease extension, or some type of repayment plan over time, etc.  

Is it possible or does anyone know of anyone doing these types of refinancing I am getting close to panic mode and could use any and all help. 

Obviously, they should use the correct type of paint when they do it.

I do ask them not to leave trash laying around as well, however I'm not sure if this helps, because the types of people who do this will probably do so anyway.  

Wha type of issues do you have with parking and the neighbors? 

In the past 8 years, I have bought 3 investment properties in 2 different states using 3 different loan types and they have been a great success.

A few of the sellers I've spoken with  and who previously offered the broker fee as a marketing tool are getting frustrated with this type of behavior and want to shift away from offering a co-op and instead make it a negotiable concession when genuine effort is made on the part of the buyer agent.  

CS is just a difference in the timing of when depreciation is recognized (or what is depreciated), it shouldn't change the nature of the investment type (short term vs long term).

It's the type of thing that I don't think about much because of the way I have invested, but this clears it up nicely for me, so I don't have to be ignorant anymore.
