If your first home is not FHA, pull the equity in a HELOC...don't know if there is enough to cover the duplex...but you might be able to leverage private money and move away from a traditional lender...you can always re-fi later...

I have yet to purchase a unit but have found several I'm interested in but since getting brought on by a new company I haven't put in the 2 years for traditional bank financing.

I really admire the discipline for wanting to pay the loans off quickly, but fortunately you have the flexibility to do that with traditional home mortgages which typically don't have a prepay penalty.So, I've done 30-year loans on all my rental properties.  

I am a wholesaler/flipper in general...so on wholesale side I get paid by assignment fee. But how can you get paid legally if you have investor buying a property if they use conventional loan. I don't think you can do...

Seems most people on this post only read half the OP's original post, every title company in town is fine for a "traditional" transaction, but how many are actually investor friendly, save investors money, get complicated title issues resolved fast and understand non traditional funding and items such as assignments and do double closes?

Should I be going after traditional real estate deals (since there are lots and lots more of them available, even with a low inventory), or keep pouring everything into my wholesale marketing budget?
