(Only if you are SERIOUS about real estate as your wealth/career vehicle.)Make sure you join a brokerage that is large, established, and has a reputation for top performance and excellent training.Once you learn the basics and get out into the field to see the state of the market, you'll learn the price points and be able to know a good/great deal when you stumble across it.I have made some of my best (most lucrative) buys from meeting with a seller who wants to list, and when we discussed the price, I knew it fit my parameters, so I bought it! 

Given what everyone previously stated that I agree with, definitely check with your PM to see if they made an accounting error - that can happen from time to time.

I am not interested in anything out of state and focused on where I live which is Lake Tahoe/Reno region.

I'm not sure if you're in the flatter northern half of the State or the hilly south half and/or if a berm could be built in the backyard or who, if anyone, has a yard that joins yours.The challenge of course, if finding the right person.

Check with your lawyer that such a penalty is permissible in your state though.
