Half of my portfolio is OOS, and I haven’t seen most of those, even after 10 yrs, but I get trusted people to take pictures and I send specialized trades (plumbers always and sometimes electricians) during DD period.

But as you can now guess, I'm not a big fan of trial period special rates, offered just to get you to jump from a low FIXED rate, to an even lower TEMPORARY rate!

So, create status codes for both of these and a few in-between codes to help you work smarter, not harder.

We did get negotiate money from them to help with roof repair, but now know they were not honest on their disclosure.Our inspector missed code violations, HVAC issues, pipes that had been worked on and issues hidden that had occurred while sellers lived in the house, signs of drainage and water damage inside the house that had been painted over, completely blocked dryer vent...and we are finding more daily.We have had the house looked at by a structural engineer and HVAC techs that has told us we need thousands (likely tens of thousands) of dollars worth of repairs to make this property able to rent and come up to code for rental. 

I have been working in the real estate industry since 2010 and have specialized in working with investors here in Florida for a number of years...you are absolutely right, it is typically VERY difficult to find decent small multifamily properties here.

Send them the lock code in pre-check-in instructions and at time of check-in (because not everyone reads the full message first time round), and automate a "how are you liking the place?"

Additionally, are there companies that specialize in doing this or helping the owners through the process?

looking the condo price in the city dropped a lot in the past 3-4 years, specially after covid. 

Unless you specialize in this niche, you may be better served by working with a luxury realtor who focuses on these types of properties -- mixed use, commercial, international, etc.
