My goals right now are to get started with my first deal, then replace my living expenses, and finally match my W2 income within the next 5 years.I have been soaking up information like a sponge the past five months. 

Knowledge is power and I am soaking up as much as possible....

I plan on being very active on BP going forward and soaking up all the knowledge I can from experienced folks like yourself. 

You can be a wholesale RE investor, a stock investor, a house flipper, an angel or seed investor–all folks who put money in a thing, watch the money grow with that thing, and at some point, let that thing go (exit strategy).

We are reading the BRRRR book by David Greene and trying to soak up as much info as possible while we develop our plan for our first purchase.We are currently located in the Tri-Cities area, near the airport.

So I definitely soak up whatever he says.

I am a fellow newbie and am in a similar position to you ( without the 800 credit score though, haha) in that I am learning as much as I can and soaking up as many podcasts as I can and trying to learn.

Planting seeds for future developments starts when the traditional real estate market is strong, so that by the time the market slows down you'll have a running start.

And how can you know what is best.Now of the 5 things when looking at a deal I train people that there is slim chance you are going to get all 5... ( that’s like me wanting to slam dunk a basketball... not going to happen as much as I want to)If your goal is future net worth and Cashflow... why would you care what it’s doing today if you don’t need the money today and you are planting seeds for the tree of 20 -30 years from now.
