@Sheri Lowrance, CO to FL (yep that was the move 20 years ago)  I live in sight of several thousand of these type units and there are more property management firms that specialize in STR here than you can shake a stick at. 

They were both in good locations, but needed everything from the cedar shake shingles, paint, landscaping and reconfiguring the large medical style office down to size and style of general office layout.  

If you are really entitled to the deposit, the seller is probably trying to shake you down for it because you either need to fight to get it or wait 6 months.

When I learned about the 2/50% rules, I plugged in the values for my current rental to see how it shakes out.

In the interim, I just shake my head and walk away.From the chart at the top of page 101, I'd say they are on the tail end of their capital deployment phase.

I shake my head and smack myself every time I drive past it.Since then, I've seen several other houses in Durham with even worse cracking and separation.  

Nowadays there are more serious/active investors than you can shake a stick at.
