But no one that stupid is going to ever get to the point where they are entertaining a 100-unit, so there's no point in trying to market to that person, they don't really exist at that scale (and, to they extent that they do, they aren't falling for real estate scams, they are falling for crypto/nft/blockchain/ai [+ next years buzzword, whatever that is] type scams). 

You aren't "dead in the water" by any means.However, there's a piece here we don't know - how much do you owe on the property?  

You aren't even considering the taxes, and capital gains increases in these areas too.

The area is rife with well issues, roads can be sketchy...There aren't many places for sale in that specific area - https://www.zillow.com/homedetails/19077-Choctaw-Rd-Bend-OR-...That is one place that could work, but you would be looking at 250k to bring it up.

You could also buy with owner financing.Then you can legally market the property as the owner.It's a simple pivot to not be accused of breaking the new law.Perhaps you’re correct….or maybe some attorneys feel that their act of closing a transaction is in itself not illegal; they AREN’T facilitating or encouraging advertising/marketing, merely closing a transaction which is not illegal.  

But you aren’t in short sale world yet.

If you aren't disciplined with what you already have, you won't be disciplined with anything new. 

She's stuck on it being worth 50k, which in a time when there is no land for sale below 30k an acre, I still see it as a great deal even the back 3 acres aren't the best and can't be developed.

I may be speaking out of line but most people on here aren't at the $30k/mo level.
