I did mention the ADS system for foreign properties since I believe the IRS publication talks about it; my CPA was of the opinion that 27.5 yrs is the standard time frame and so we should just do that.

I understand you're just checking to see what other criteria people may be using, but it's a risk to change your criteria in the middle of the process AND you've posted it on BP which makes it public knowledge now.

The rule, imposed by the five-member condo board, says no one who lives here can publicly disclose information about the community or its governance without the advance, written permission of the board.

If you feel comfortable enough rejecting this offer completely and doing it in public, post the address here as a starting point.

There are legitimate public safety risk homes there that can NOT be torn down because the setbacks are now too restrictive to allow a new building, even at the same size as the old one. 

I've also read a some books by Calum Ross (but his firm is close to the public it seems), Tahan Aburaneh, Doug Grey, and of course Don Campbell.
