Adjust as fits you.  

The ceilings in the basement are a hair over 7' (full size door fits), and trying to understand whether to duplex down my first floor unit and go from 3/1 to 4/2 bed/bath legally. 

Talk to some local PM companyAccounting - 1 size fit all or you can have multiple ones that handles the property level and the corporate level.

Hi Christopher, I am an investor realtor in Indy,  I have a list of PMs, but I agree with Ric, it depends what type of properties you have which one would be a fit. 

Physically see it, drive it, be there for inspections, etc. 

Get to know the area you want to invest in based on your target market (to be determined by you) What will that amount of money get you down payment wise and if it fits the niche you have decided is right for you.

I had one that fit's this literally hours ago. 

For example, we discussed the interest rate, looking for good terms that fit with our long-term financial plan.

You might find that multi is a better fit for you, but you might find that flipping is more conducive to your skillset/goals.

I'm curious on specific neighborhoods and/or zip codes that fit my criteria and have the most potential for growth.
