If you can, maybe try to find a reason to do an inspection to grab photos of the place for evidence in case they trash it.

I would take photos of the serial numbers and check with the local police.

Meaning, would the W&D be openly exposed in the room causing it to stand out in your rental photos or is it hidden by a closest or something?

Are their listings detailed with good quality photos?

Make sure your photos are superb.  

Those photos don't depict a $375,000 renovation, but I wouldn't put much into that sheet of costs.
