After all, LLs are 'big fat rich' targets who cannot easily walk away, and who generate zero sympathy from the voting class.NC Mark,You're right about this perception ... if you Google "those damn investors" you'll find an article about the TACT Program that was written to deflect that opinion as more gets written about this solution to the housing crisis.That's one of the reasons we are trying to use the term "housing provider" rather than investor or landlord.

If you're putting out flyers for motivated sellers with "I buy houses with cash", it just gives the perception you have money to buy their houses right away.If you make offers using HML, you still need to put financing on your offer letters.

The stock price will go up and down with changes in real estate prices, interest rates, and public perception (among other market forces).Non-traded REITs are not impacted by stock market volatility but the values of the underlying assets definitely vary with many of the same market forces.

In long(er) term leases like yours, it seems like that makes perfect sense and is reasonable - it doesn't seem very helpful in a month-to-month lease, at least in my newbie perception.

When you believe a applicant is a higher risk than another you should be rejecting their application for that reason and ignore the false perception that it may be discriminatory.
