, be ready with all the invoices, and ideally show me a crap ton of before and after  pics (that might be built into the photos in the purchase appraisal and then refinance appraisal, but take a dozen before/after pics from the exact same angles anyways), paired with invoices/receipts that dollar-for-dollar match your tax returns.

Yes, I see all kinds of folks saying that....it sounds cool, to some, probably why they say it, like grow a pair, be bold and I didn't mean that it was just guru speak......You can not justify doing the wrong thing, when you know you're doing wrong. 

It's when that dollar value is paired with skill and hard work that makes wealth worth something. 

If you need a pair of shoes and you find a good sale, you've "saved" money (because you were buying shoes regardless).

I came across a pair of duplexes that were decent but the neighborhood is so so as well, those are priced at 87K and 81K, but the current tenents in 3 of the 4 units are paying $300, 400, 475.
