Investors don't control an appraisal, in fact attempting to do so is illegal (that's from the bureaucratic side of me that can save many newbies tail end if they only heard from the likes of some on the internet).It's more prudent listening to what an appraiser has to say about what they would like to see or not see than 20 investors with opinions gained over a sample size of 50 deals, even 250 deals.Not to discount Jasons work, but there are limitations.Take into consideration both sides, again. not all investors have the advanced social skills that may be required to favorably impress an appraiser, but it is clearly assumed that any newbie should follow the advice of those who have never been there or done that......Give me a break!

Hello all new to the forum,  Jim Rohnn,  Rich dad Poor dad ect , BP podcast reader/ listener My name is Joshua i have a house  13 years and a w2 worker married with 2 girls native of Colorado,  would like to invest/ buy and hold  properties. 

I've gone through eviction court proceedings, ran thousands of background/credit checks for application, made numerous leases, dealt with repairs and whole house renovations when a few tenants nearly destroyed properties, and worked with property management companies on the HOA units. 

After doing numerous internet searches, it does not come up in any fashion under my name - and this guy somehow got it.

The more experienced investors try to understand how you might fit into their team to make sure that you would be a good fit.Maybe you should listen to the BP podcasts to learn a little more about investing before you play in the big boy forums...

Furthermore, if numerous investments are utilized from one debt (loan), the interest must be utilized for the same investment and filed accordingly.Business investment interest expenses follow the same general guidelines but do become more involved.
