I am starting a new journey in the mobile home niche I eventually want to write my own notes (shout out to lonnie) but would like to gather cash and I feel the best step to this is to do wholesaling.

My biggest concern here was the imputed interest, and making sure I'm being fair to my seller. 

I would consider Mexico since I can speak and read enough Spanish to get around (not fluent) but I don't know anyone there and I have some concerns about public safety.

I wanted to add that I have been a skeptic of Roofstock in the past and voiced some concerns over process and control for buyers on that platform.  

After a run of 30 or so infill new builds the land prices just shot up higher than we can make a margin on as a for profit concern.. or the margin is so small not worth the  risk. 

My biggest concern for his business is margin compression.  

We are wondering how we can finance a mobile home + land but have it under an LLC instead of our personal names. 

I want to start out in househacking a duplex or a triplex but I am concerned with the interest rates on such a big investment for my first property.

If the mobile is treated as permanent and has a mortgage, you may be in violation of the real estate agency laws if you are not an agent.If the mobile still has wheels and is not treated as real estate, it is most likely a vehicle, and is like selling a car.

Mobiles are expensive to move.
