Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the "cause of action" arose in that state.

If you pay this guy to do work realize that if he gets hurt and doesn't have insurance to cover his injury you more than likely will be involved and get sued.Vendor's are best or do it yourself. make sure your vendor gives you copy of his insurance coverage.
