In regards to the OP, it seems the contractor may be already squeezed to the hilt if he's standing firm on that pricing.

If I want to use the short term rental loophole, do I qualify if I host a 30 day stay on Airbnb.

I don’t know enough about the individual firms to recommend one in particular just yet.

I provided email communications between the client & myself, screenshots of the prior 3 years hosting, screenshots of the Domain Registration in the clients name, & the website being online.  15 days later, they pulled the funds, 30 days later, they closed the investigation.
