Is the lawyer just being extra, extra careful...or are there typical scenarios where having it registered in NV will help for a property located in CA? 

Double taxation could come from both ways if your not careful.

No one is going to care about finding good tenants more than you and no one will take better care of your place.

But lots of people are just looking for a place to crash and don't care about that, at least until they get there and find out the place is a dump. 

I would be careful of the folks on here that strictly invest in section 8 as there are a lot of pitfalls when working with government entities and low income tenants.
