Keep the fundamentals in line and maybe take a positive twist on it and remember that higher interest rates will likely lower the competition so your offers have a higher chance of getting accepted.Remember real estate is a long term play so short term hikes in interest shouldn't deter you if the location is a deal.

I ended up twisting his arm and he did finally get all the people out so I could sell it.. the house was nice enough and would have been OK just as a straight rental.. just did the final p and L  loss is 16kAS stated this is not enough money for us to get in a snit about or go after this guy.. like some other investors I have seen blog about.. we just move on

We have had good luck with high-end thrift stores, or low-end antiques stores...Gently used solid wood furniture is best.
