For remote investing, REPS might not be an option, but it could be useful once you’re more hands-on in the future!

So if that's your goal in the near future, you should start off by just managing it yourself.  

It's not the most exciting part, but future-you will thank present-you for being prepared.

Driveway is crumbling in multiple location, in my opinion it would need replacement in the future.

So if I do a couple deals with either FHA or a DSCR or something more up that alley… the more likely I will be in the future to qualify for deals that are more structured with OPM/private money/hard money? 

But it really depends on your goals and future plans.
