I have found excess service calls to be very rare and they have been limited to tenants that were already known problem people (usually people with some kind of pretty obvious personality disorder).

Again, these fees are charged and paid to the lender to complete and fund the mortgage.Third partyclosing costs include title company fees - including the actual title policy, escrow or closing fee, tax certification, and other title fees; governmental charges – including recording charges, intangible, and transfer taxes (depending on your state).

Hey @Justin Woods - as far as I'm aware, the property has to be a complete investment property to even qualify for cost segregation studies and on top of that it has to be large enough to actually justify the study costs/benefits.I don't think it's worth it for a SFH househack you're turning into a 2 family.
