The second offer was 86k, 3k in cc and I pay for inspections and survey, lol I was going to counter them back at 109k, but then I took a breath =)I then responded with a highest and best to both, buyer 2 ( 86k) came back at 96k with all of the same concessions.

@Terry Jeffery There are some great REI groups here.I'd recommend going to the Roddy Round Up which meets in Addison.George and his family have very deep roots in RE here, and are good people.
