We have had thousands of pets in the homes and have never had a severe damage issue. 

A few tips here to help minimize damages...1.

For example, I would tell them that if they leave in less than 15 days and there's no physical damage to the property, I will hand them their deposit and give them back the entire month of June rent so they have money for a new place.

And sometimes you are blocked because the wall you need to put it on has a window.    

I still own a few in parks, so I think it could damage the relationship with the manager, but I'll cross that bridge when I get to it.

I'd plan to manage it myself, as I know it very well and it's a few blocks away.

This, coupled with the fact that the HVAC company didn't run a Heat Load when we purchased 2 new units in 2021, has led to extensive, repeated water damage and remediation on 3 separate occasions in different areas of the home.   

But if it looked like my calendar could do a turn on one of those days, I would ask my cleaner if they would be willing to do it for the extra pay or block that day.

Make sure you know the safety and quality of the neighborhood and even block in New Orleans to ensure the rents will be what you expect. 

Then, think of only buying houses etc. in the fire zones that are made out of concrete and steel and cinder blocks, without asphalt or wooden shingles.
