If the tenant is threating damage to the house in response to an eviction, then I would have seller contact police, additionally, the law provides for landlords to access their property with proper notice and refusal by the tenant is a violation of the law, the seler could have the police come to witness the access and eliminate any danger to the seller.

Hello all, I've been an avid watcher of BP for years now and I've decided to get more involved.Anywho as I ponder on the current macro trends of our economy I have been thinking if the looming threat of recession could be the final straw that will break the preverbial camels back to real estate prices.I have heard that the covid shut down really stretched those doing the STR model and wonder if high gas prices + inflation + recession would bring another dry spell in vacancies.

We have a 30 day close with contingency in place but I do worry now base on the verbiage and almost like a threat in how they both responded.

Still keep using the threat of sheriff and police and give deadlines.
