You should also check local laws to ensure you are permitted to accept such a prepayment (here we are not) and whether you need to track and pay interest on the prepayment portion.All those wet-blanket warnings aside, we have had the situation arise with international students whose parents wanted to pre-pay the rent for the year so they only had to convert currency once.

They are known as Limit systems.A bank will limit their exposure to many different types of risk - currency risk, counterparty risk, interest rate risk etc by automatically disallowing any trade that would put the bank over the limit in any one of these categories There are netting strategy that offset long vs short positions which would boost the number of transactions they can do.The type of risk being talked about here is counterparty risk which is designed to limit the banks exposure if an entity they are dealing with goes under.

Sure you have fluctuation in currency (can go both ways) but investing in real estate overseas has similar risks, and if you are not a citizen your have very little protection, unless of course you are a foreigner investing in the U.S.!
