They use direct deposit for all tenant rents and over-communicate with me regularly.

., yea that was the plan but then the broker jumped in and decided that they wouldn't accept any type of communication from the HOA on this matter and that we just needed to FIX IT! 

Being able to adapt to be able to communicate with people of all different backgrounds, ages and personalities is critical. 

Is email / text communication admissible in court in lieu of  a signed contract ?

Or, you can communicate with them on an "as-needed" basis, which is what I do for my 12-units.

It would be odd/silly for this contingency to run all the way up until the closing date, but I don’t know how you guys do things there.At the least, I’d communicate with the sellers letting them know the sale of your house has fallen through and it seems highly unlikely you’d procure another buyer and close by your contract date....doing a mutual release now would be beneficial to the seller so they can get their house back on the market.

On the other hand it has simplified my communication style on finances and basic home functioning and made me more tolerant of those who did not grow in the know on those topics.

Have to have a solid team in place to run things for you and good communication with them. 

Write clear, understandable leases with landlord provisions that you stick to, don't be an arrogant jerk flaunting your economic success, communicate often and humbly, reserve judgment when you can.

Again just me I got to thinking well there is not time in the day to do proper client communication and service.. people are going to be calling and want specifics so to me it just seemed like something that would get pretty unmanageable in the Case of a WATER LANDING..
