The rep started selling me coaching plans and when I refused, he just hung up on me.

The response when people hear how much skin I have in the game ($25k but will probably increase that this year to grab some additional growth coaching) with my education investment has been overwhelmingly positive.

They all sell the "Get rich in real estate" dream while they take your money through some BS coaching program and the newbies can't believe that they have possibly been misled.

One thing you coaches and gurus never tell you is that sellers are not stupid they know when they are in a hot market and why should they give you the deal vs selling with a realtor?

Can anyone recommend great coaching?

I am seeking direction/coaching on how to begin.

Currently doing a dual-track of SuccessPath and RichDad Coaching to further my education and fine tune my bird dog marketing skills for some wholesaling initially and eventual flipping.

I don't know that's it's fair to classify all gurus/mentors/coaches as opportunistic sociopaths. 

You may be able to coach the kids clubs, do clinics, etc.
