In some locales (and climates), lack of an enclosed garage is no big deal, in others, it would detract from value.

We have great climate, mountain views, tons of outdoor activities if you like that, plenty of employment opportunities for your wife in many hospitals and offices.

Tons of California migration (residents and OOS investors), but also lots coming down from colder climates too.

Not an issue for you if you're going to sell soon, but may want to consider that if you live in a wet climate and will be responsible for long term maintenance. 

I like Phoenix as well, but I do a lot of research about climate change, and am a little nervous about some of the water and head issues Phoenix could experience, if the current trends continue.

Im open to buying in CA or neighboring states like Nevada or Arizona where the climate is similar to what I am familiar with in SoCal.

I would bet, given the climate, that asking might be a form of discrimination itself.

In cold climates, it does not become a heat sink in winters.
