The property itself is about 2 miles "out in the country" from this small town. 3 miles from a "Super Walmart" :)23 current mobiles (100% occupancy - but room for more pads)16 are lot only7 are 'owned' by the tenant with mortgage payments to the owner.0 owned by parkI asked him to send his financials and he emailed me a scanned list of the receipts from last month.$3750 lot rental$2125 mortgage payment receipts$5875 gross rev/mo.A rough estimate of an undeveloped acre of land in the immediate area is about $5K per acre.No expense information yet, so obviously that is in my list of questions/due diligence.I know his taxes are <$800 year.Gravel roadsNew DEQ approved septic systemCounty services (not the nearby town)What are the questions I need to be asking at this initial meeting?

I think you are better off calling for rent ads and FSBO ads as soon as they hit and will most likely have better chances of finding a deal that way but again I felt like it was a waste of time but I want to hire a VA to scan areas like this for me.

I believe there is merit to paying off all our credit cards and getting a nicer vehicle and honestly I don't see anything wrong with her body but she has put up with all of my **** for the last 10 years so at this point if it makes her happy thats fine.

I got frustrated with the many so called analysis methods and forms that rely on way too many %'s (can you say guesses) that I just said the H..ll with it and did my own...which uses live numbers...actual numbers.This software started out simple, and grew (did it ever).

I did 28 sessions of radiation and chemotherapy before surgery in hopes of shrinking the tumor to save my sphincter muscles from the tumor, so after all that and 6 weeks of healing I went to meet the specialist for colorectal surgery, he looked at all the tests and scans that was performed before and after treatments, he gave me two options( option 1 was a permanent colostomy which I said I'm not in favor of, what's option 2 i said?
