You might be able to get them to amend the terms to allow renting with the support of neighbors or you could place the property in a trust or LLC and assign a nominal beneficial interest to the tenant so that they are technically a small partial owner.

Also, upon a sale: state statue says the IRS has 120 days to refile/amend the lien otherwise it is automatically removed.

We have a 40 gallon with two adults and 2 kids and we make it work just fine in the mornings.If you turn the tank up, add an amendment in your paperwork stating the temp is set higher (per her request), the dangers involved, and have her sign.

And then when there is an investor willing to pay a certain amount write out another purchase contract between the original investor and the investor willing to pay the highest amount for it. ( if they can't get a high enough bid, re-negotiate the promissory note and have title amend the contract to new agreed upon price as a last ditch effort) Because the wholesale deal is a double close with a quit claim deed, no one knows what the prices were so no one is the wiser, kind of thing.
