You can read up on this online, but most sources say that mold begins to grow within 24-48 hours after flooding--so, if you wait until tomorrow, the mold is probably already starting.Personally, I wouldn't wait for a restoration company to come 48+ hours after the the flood, only to charge me thousands (possibly tens of thousands) to do something I can do myself.

If your IRA is your only source of capital (and you feel compelled to own real estate), so be it. 

If you've got the deal expertise, a money partner would bring the funds for you to close deals.If you've got your own money, an experienced operator would help you source and underwrite deals.

@David Korchak Does RTR source the property managers, or do they directly manage it for you (finding tenants and all that)?

Hi Everyone, I was under contract for a property but I didn't qualify for financing because the lender that provided the preapproval changed its financing source while I was looking for properties for a couple of weeks and as of now, they do not provide loans for foreign nationals anymore.
