And it gives a range and median, so if your unit is particularly remodeled and nice you can use the upper end of that range as an estimate, or if your unit is particularly small or a little rough around the edges you can use the lower end of that range to estimate market rent for that unit.MLS could be useful too because you can view the non-active (presumably rented) listings as opposed to the active ones, but you'll need to network with a licensed agent who has MLS access in that market and have them run those numbers for you.

Mostly, I went too fast and spent more than I could handle on remodels and I am crawling out of that debt right now.  

We are flipping houses in the Greater Charlotte area and we have currently a house that needs remodeling and is gutted to the studs.

I have already used 0% 15 month APR credit cards and cash for work on the house remodel (yes, I have a plan to pay them off).I was thinking of getting a HELOC for the 60k loan, but my DTI is too high ( and my parents have no income for co-signing).

I have guys for most trades and references for a couple higher-end contractors, but no gc I’d want to hire for an extensive rental remodel.

I am very interested in this HOA budgeting for remodeling the exterior with all the development going on in the area. 

Needed remodeling, i.e. some carpeting, painting, kitchen appliances, countertops, but overall not in bad condition.
