Supply is low right now, so people fish for deals.

If you are seeking no money down lenders you will most certainly be fishing in a pond full of predatory lenders. 

Silverthorne is a great area with a lot of access to recreational activity (skiing, fishing, rafting, etc).Steamboat a great recreational areaGrand Lake/GranbyWinter ParkTellurideAll are destination areas

It may just be a matter of time, like fishing where you have to wait for the right tenant to swim buy....A couple of ideas to check not related to the property:1.

It might be tough to buy for cash in that area as I suggested - Canon City, Colorado City, and Pueblo West are options to look at though.Another strategy would be the VA option on a home you could eventually turn into a vacation home near the Arkansas River - lots of fishing and rafting in the summer.  

The GC is fishing for extra undue profits.

Do they have excess of indoor plants,, if so MAKE Them remove the plants, or fish tanks, or anything else that adds humidity to the apartment that's not suppose to be there. 

The market has softened considerably in NYC the last 6 months so who knows you might have sellers who are more willing to give concessions, but a year ago they would have told you to go fish if you weren't putting 40% down.
