Outside would be a fenced area with secure keycard access, with a few parking spaces for each company, off loading space for deliveries and a forklift or loader for loading/Unloading trucks.

I'd also take a look at my bills month over month to make sure there were no large increases to either electric supply charge and electricity delivery charge.You need some boots on the ground now and going forward for situations like this.

Contractor willing to accept 25% payment then 75% at end, I have to cough there and wonder, who is buying materials- buying a refrigerator right now takes a while to get it delivered expect delays with materials unless they are on the shelf at Home Depot- deliveries because of Covid are slow.
