@Nathaniel TantI would get used to paying 6% for a house, if you review forecasts the federal funds rate is not going back to zero anytime soon - while thst is the the predictor on mortgage rates it does impact other items that do impact interest ratesPricing is another area- pricing will most like be stagnant or decline for next few years - if it continues to increase it means inflation is still rearing its ugly head and that will be bad for rates

Yes the investor should still run there own numbers, we have to as so many wholesalers are lying or are just ignorant to the truth on numbers but that does not relieve the wholesaler from doing his/her part of providing their numbers based on real due diligence and not some number pulled out of their rear end to paint the picture rosy.In my business, my reputation is EVERYTHING and I have spent a lifetime building it.

At the end of the day, getting into chasing appreciation can be very misleading, and often involves investing by looking in the rear view mirror, often trying to make sense of a property that doesn't actually make sense when you consider it from a nuts and bolts profit-and-loss perspective.

My point was that the OP indicated that he has a SMLLC for asset protection, and that recent court cases indicate that the SMLLC does not provide that kind of protection as RE investors commonly believe.Sure, you're not worried about personal creditors... until you rear-end someone and get sued for more than your insurance liability limit.

The $500 monthly for 20 units is not that far off in price, but I am willing to bet the tech/company is covering his rear in case of future infestations of the German C. which is why the monthly is a tad higher than it should be.
