As I’m saving up for my first investment, I would like to learn more about the industry - and it would be nice to earn some income while doing so.Are there any specific skills or knowledge I need to secure a VA side gig? 

Hi @Joseph Goode I didn't see any responses on this so I wanted to see if anyone did get back to you via PM as I am interested in this topic as well.   

I was thinking of starting a rent increase for my 1 bedroom tenant voucher due it being low and well under fair market value(Based on  hud and zip code) but my tenant is in the process of having a caretaker for her disability and getting approved for a two bedroom voucher.

I love sub-to deals and have done many of them as well, but there are risks and they need to be done with all the proper docs & paperwork. 

Well, surprise, surprise the phony investment firm up and disappeared.

But RC builds in areas with good schools and those homes rent well.

However if you have enough reserves, 6mo or greater then I'd say chance it but a couple of missed payments from the tenants and you have to foot the payments out of your own pocket.I'm all for taking risks but I think you really need to evaluate the age of the major systems so you don't get hit with a bunch of cap ex all at once as well as your reserves. 

Don't apologize, don't explain how the 'chosen' tenant was more qualified than they were, wish them well in their search.You're running a business and you've made a business decision.
