I purchased a property which I am demo-ing and building a new home on.

As an example, here would be my summary level tasks (Acquisition, Walkthrough/Inspection, Initial Rehab Plan/Scope Definition, Demo, Foundation/Exterior, Plumbing, HVAC, Electrical, Rough Framing, Sheetrock, Painting, Flooring, Trim, etc... ). 

I lost my job about a week after I bought this rental my friend demo the hole house and when he found out I could pay him until the house was up and running again i would pay him first out of every booking I had.

During one my PMS demos the salesperson made a point to comment that I should be careful as some of the pricing software is better than others in Canada - but they didn't elaborate how/why, or which were good/bad.

I was sold on Buildium but when i sat through their demo, i am not sure if its the right solution for me.

Now, as per our contract, we were to pay 30% up-front, 40% after demo, 20% at 75% mark, and 10% at the end).

However I've helped my parents and friends do different home demo and renovation work over the years. 

In this situation, I would imagine that I have to demo the back units, kick out the tenants, and re-do it from scratch?

We'll probably go ahead with the purchase, realizing the extra testing and possibly precaution that will be necessary if and when we drill, demo, rip out flooring, etc.
