Hey guys,I'm still in my "learning about real estate" stage.

While we did own that really bad house, the HazMat suits were part of the script, the fact that my wife had never seen the house and I had purchased it without her knowledge was part of the script (she actually found the house), etc.The house that we were selling and staged in a day was all scripted. 

As such you only see the notice of trustee sale, which in addition to being sent to the owner via certified mail is also posted at the courthouse, and recorded with the county.We typically refer to properties that have the Notice of Sale filed as "Scheduled for Auction" or "Auction", to differentiate that stage from the earlier notice of default stage, which we refer to as "Preforeclosure" This means that in states where the notice of default is either not public, like Texas, or is combined into a single notice, like Oregon, we never show properties as "Preforeclosure".

I'm curious to know if anyone has had luck with virtually staging their properties. 

There are apps and software programs you can use to automate this process once you're at that stage in your business growth.

Those who have flipped several houses, do you stage them at all before sale, or do you not find it worth it?  

At this stage of my search, I feel like I'd basically giving a forward pass to another agent to collect a commission in the next few months since I've already done a ton of research and I know I'm going to buy something by summertime.
