While I'm not as familiar with your particular situation re: physician loans, my experience in this market is that it's tough to find a move-in ready, updated 2-unit under 500K in those neighborhoods (excluding East Garfield Park, which I am less familiar with), especially close to public transportation.

Look for these types of cities in the price range you seek (Imperial Beach and Chula Vista are not that price range). 6) an area that transport situation has improved such as having a new or improved freeway leading to large metro area that used to take 1 to 1.5 hours to get to but now will take half as long.Good luck
