HUD contacted me, told me that I need to pay the tenants unexpected moving expenses about $1500 or I could lose my ability to rent my property.

In RE investments you'll have unexpected expenditures. 9\below 10%CoC and 167k for a duplex seems high in my opinion ($900/unit).

I had to pull a permit to install the outlets in that house, then I couldn't get it closed out because they don't have an electrical inspection for that. eventually it worked out.

What kind of unexpected problems have you run into? 

It gets tricky and makes it harder for the manager to be hard on the resident when they think that calling the owner is an outlet.

.$200,000 could get you some profits like this, but then banks want you to have a little more money for a cushion for vacancies and unexpected repairs.

The building has single water heater and single heating units with outlets to all the 10 units.

You might just have to save up some more money for the down payment bc if you need to borrow for the down payment, what will you do when something unexpected happens like cost overruns and other unforeseen expenses?
