If stuff hits the fan and you can't afford it, that's when you become a motivated seller. 

And while there IS free training sessions at KW, a lot of the good stuff costs money and is why their business model is so successful.Good luck with whatever you decide and I hope my points gave you some more to think about and to look into more options than simply those two.

And, when you do all of this stuff yourself, it makes it SO much easier to put an inventory list together so you have information on everything in the property (where you bought it, price, SKU #'s, etc) so when something breaks, needs repair, needs replacement, etc, it's that much easier to handle. 

To me it looks like he's padding and making stuff up.

If not the bank starts the process that's the issue I see..Then don't get me started on the bad actors who will learn this and will not give two shakes for the seller .. once they realize their credit is not on the line .. rip rents all sorts of bad stuff. that's were i get the heartburn..

Feel like I’m missing out on stuff not putting myself out there; & don’t want to anymore.

Unfortunately in the current environment, its very hard to have SFRs cash flow unless doing massive renovation BRRRRs (not light 8k stuff) especially when you have a PM to manage. 

I honestly don't know a whole lot about this sort of stuff just yet.
