As far as dividing the gas lines - I would be doing that as part of rough in, not after paint :) The utility companies aren't going to hook him up fast during heating season, since the business spikes for them with people saying their heat is out.

Just wanted to make a general observation, while looking through the "Find Members" section of BP and scrolling through several pages of new members in the Phoenix metro area, I noticed a spike in the number of real estate agents joining BP.

I thing the fact that you responded to the comments saying you are not digging your heels in BUT ... says it all ...clearly this bothered you however the high majority of us have been clear... it is really just part of doing business .. so I guess it is up to you at this point ..Now, to answer your original question YES you are being a tad unreasonable there was no malice.. and things happen pay the 400 that you said you won’t even notice and move on to the next deal.

This may be location specific even within the state, but my understanding is that, without cause to evict (non-payment of rent, etc) 90 days notice is required for Section 8 tenants.  90 days sounds like a lot, but the plus side is that it gives the tenants plenty of time to leave peacefully instead of digging their heels in.

If they drag their heels or if it is over the occupancy standards there should be a notice to comply posted or legally delivered.
