If you want to spell out the broad outlines, just write up a short memo/letter of intent that describes the kind of loan terms you'd be agreeing to, and use that to translate into the actual lending paperwork.

Combine this with the amount of rain we get and a basement spells disaster.I think I know the area you are talking about as I’m moving that way personally.

@Lisa Montana I'm not sure about Baltimore eviction laws but I don't think it would cause a problem as long as the length of the lease is spelled out and all parties agree.

Spelling was never my forte!

When you or your lawyer do this you will need to spell out all of the questions and what happens in every situation.Why do you want to partner?

Spell it out in the lease, or charge a non-refundable cleaning fee upfront, if California allows it.
