My contact has been non-communicative and I'm wondering if he's experiencing cash flow issues and just trying to bide his time, or if there's a deeper issue and he's on the verge of bankruptcy.Any advice you can provide for this situation would be GREATLY appreciated.

They're usually well meaning, but when they get involved with the leasing process, a repair issue, a neighbor complaint, etc,  it always escalates the issue.

We did this several years ago after analyzing 3 months of these calls and finding over 70% were NOT even maintenance issues!

Both units are vacant now and issues are starting to develop from being vacant.

The renovation could cost tens of thousands of dollars or maybe there is a foundation issue they're not telling you about.

Typically, you would have a pest control service visit every 2-3 months, but this can vary depending on the region and the specific issues you're dealing with.

This has been an issue for over a year.

I'm still not understanding the issue.

Potential Equity is not skin in the game. 

Of course, easier said then done, and evictions and issues/extra expenses pop up, but if you keep the long term vision, it tends to build on itself quite nicely.
