Fund That Flip (Hard money lender) was very good to work with and made the whole buying process smooth and easy.

It was a relatively smooth start, but the homes seem to have major repairs (Such as drainage issue, kitchen tiling etc).

So deals go smooth and buyers happy and give good reviews.

and congrats for having the first property under contract and good luck that everything goes smoothly until closing. 

I recently found a company in Washington state that sells drywall tape that is already textured (you can buy it smooth as well) that cannot be punctured - so it can be used instead of patching with drywall and mud - and look invisible when paint is applied over it. 

Then I'll go just to make sure it goes smoothly.  

I am his only grandchild and he has the house going to me in his will.This is his only asset and as he gets older and the inevitable happens I want to make this as smooth as a transition as possible without the whole probate thing. 

I am waiting to hear back from them so hopefully it will go smoothly dealing with them.

Everybody's projects are unique, but there are certain things, as you mentioned, that all investors need to have in place prior to or during a long distance BRRRR project that will help the process to go smooth.

He's exceptional at proactively creating terms that mitigate our risk and protect our investors AND getting all parties to come to the table, work through challenges, and get the deal done (it's no surprise that not all deals are smooth haha!)
