@Stephen Anderson SInce I am out of state I would need reliable property managers and need to know the economics of the same so that I can plug into my financial analysis.

Trying buy at auction expecting to get financing is not a practical idea. you need to know that you have reliable funds lined up in time to settle.

Need a contractor that is reliable in Sioux Falls, SD area.

I'm a very high energy type of person so I love to be on the go all the time, yet I'm constantly paralyzed by these fears that have been holding me back.

I bet it's more reliable and they know what they're doing, but the value also costs more.

My biggest fear is relying on a reliable property management company.  

Gotta be local to realistically do that unless you have mature systems, scale, and reliable contacts out of state.

I am beginning to get my ducks in a row to start searching for real estate properties to start my first fix and flip and am looking for trusty, reliable contacts to provide deals in my desired areas.
